MEP engineering and BIM for retail projects
Programmes measured in weeks against a landlord shell that cannot change — which makes documentation speed, not coordination depth, the thing that decides whether the appointment works.
Retail
What makes coordination hard in this sector
A short programme changes which capability matters
On a retail fit-out there is often less to coordinate than on any other project type and far less time to do it in. The provider who wins is not the one with the deepest coordination capability — it is the one who can turn a landlord shell, a tenant layout and a brand standard into a coordinated model and a complete drawing set inside the programme. That is a documentation production problem, and documentation production is the thing most easily and most completely automated.
The landlord interface is the recurring source of surprise
Capped-off services that are not where the demise drawing says, a board with fewer spare ways than allocated, a condensate route that three previous tenants each assumed was available. The engineering response is unremarkable; the value is in establishing the actual interface condition fast and recording it against the model so the next fit-out inherits the truth rather than the demise drawing.
Difficulty drivers
Where the effort actually goes
Services density and constraint tightness set coordination effort far more than floor area does. These are the drivers that dominate here.
Leading discipline. Mechanical and electrical carry most of the work, but the constraint is programme rather than discipline.
Information requirements
What the model has to be able to answer here
Level of information need is a sector-specific question. These are the requirements that are characteristic of this building type rather than generic to BIM.
- The actual demise condition captured and recorded against the model, not assumed from the demise drawing
- Brand standard ceiling and lighting arrangement as geometry
- A template and content set that makes a new unit a placement exercise, not a new project
- Sheet standards that let a complete drawing set be produced from model state in days
Automation
Where automation earns its place here
Not everywhere, and not equally. Each line carries its real status.
What this page does and does not say. It describes the discipline mix, the coordination character and the workflow fit for this building type. It does not claim completed projects in the sector.
This site publishes no client logos, no project counts and no testimonials, because none have been released and verified yet. If you want evidence rather than a description at enquiry stage, ask for a working session — we will screen-share the rule sets and live QA output under NDA. The projects page explains the measurement rules we have committed to in advance.
FAQ
Questions we are asked at enquiry stage
Can you deliver inside a three or four week fit-out programme?
That depends almost entirely on whether a template and content set already exists for the brand. With one, a new unit is a placement and documentation exercise and the programme is achievable. Without one, the first unit builds the kit and the second onwards is fast. We would rather set that expectation at enquiry stage than miss a date.
Do you work for retail roll-out programmes across multiple sites?
Yes, and it is the strongest case in this sector for the template-and-conformance approach — the engineering is decided once and every subsequent unit is validated against it.
What if the landlord's information is wrong?
It frequently is. We capture the actual condition, record it against the model and report the difference. That record is worth more to the next fit-out than the demise drawing was.
